Orange Investment Managers launches new real estate fund for private investors

We are proud to announce the launch of our first parking real estate fund for private investors: the Orange IM Parking Fund I. With this step, we are expanding our offering beyond our institutional clientele, giving private investors access to an attractive proposition with a favourable risk/return profile, one that is becoming increasingly relevant in today’s urban environment.

The Orange IM Parking Fund I consists of parking garage Sint Jorisplein, located in the heart of Amersfoort. This facility is leased long-term to Q-Park, with more than 17 years remaining on the lease and a parent company guarantee in place to ensure compliance.

Parking garages play a crucial role in urban infrastructure, especially now that city centres are becoming less accessible to cars and the number of on-street parking spaces is decreasing. Due to their stable cash flows and social relevance, parking garages have become an attractive, standalone investment asset.

Our fund targets an average direct return of 6.75% per year and a total return of 9.78%, with quarterly distributions from rental income and additional upside from turnover-based rent. It is structured as a transparent mutual fund with a custodian. Investors participate indirectly through fund units, with no personal liability. We manage the entire process, from selection and acquisition to operation and eventual sale.
