When you invest in an Orange IM fund, you participate in professionally managed operational real estate. Orange IM focuses exclusively on commercial operational real estate such as parking garages and hotels, where the building itself is the source of income.
You invest in proportion to your capital participation in the acquisition, operation and possible sale of properties with long-term leases. The funds work with proven operating partners such as Q-Park. Because of the tax transparent structure, you typically receive quarterly distributions from rental income.
The investment is made for the account and risk of participants. You get access to institutional real estate and professional management, with the same information as institutional investors. Each fund has its own specific real estate property and strategy. Details can be found in the Information Memorandum for each fund.

Real estate returns consist of direct returns (rental income) and indirect returns (value development). Orange IM focuses on stable cash flows with long-term contracts. Returns can vary depending on property type, contract structure, location and market conditions. We use conservative financing structures to mitigate risk. Our funds typically have immediate distributions starting at about 6.75% and expected total returns of up to about 10%. Past returns do not guarantee future returns.

Our real estate funds are structured as fiscally transparent for Dutch income and corporate tax purposes, which means that the Participant is considered directly investing in the real estate. Dutch individuals are in principle taxed in Box 3 in proportion to their participation, while Dutch companies are subject to corporate income tax, with net income taxed and any negative results deductible.

Yes, although not required, the Manager has chosen to appoint IQ/EQ as the custodian (depository). The role of the depositary is described in the Information Memorandum.

At Orange IM, the minimum holding is €100,000 per investor. This threshold matches our focus on experienced retail investors and provides access to institutional properties that often cost millions individually. Through fund investing, you get economies of scale, professional management and access to high-quality properties with premium partners. In addition, you pay a maximum 1.5% entry fee. Private investors receive the same information and treatment as institutional partners.

Real estate investment has risks such as depreciation, vacancy and changing market conditions. With operational real estate, returns also depend on operator performance. Orange IM limits risks by investing selectively with proven partners, using conservative financing and applying professional risk management. Liquidity is limited by longer fund maturities. You invest outside of AFM supervision. Always read the Information Memorandum for complete risk information before investing.
